An xAI subsidiary is offering to buy homes near its Southaven, Mississippi, data center and power plant, with sales conditioned on owners releasing claims connected to the facility. A letter reported by the Mississippi Free Press says sellers would give up participation in an existing lawsuit and their ability to pursue related damages separately.

The Guardian reported that a realtor told one resident the company planned to purchase 418 homes and that 18 owners had agreed to sell. Some renters say landlords who accepted offers have given them 60 days to leave. The lawsuit, brought by three residents, alleges that the site’s gas-fired turbines and data-center operations create near-constant noise and vibration. xAI’s subsidiary MZX denies the allegations.

The purchases come as xAI expands facilities around Memphis and Southaven. The company has also faced environmental litigation over allegedly unpermitted methane turbines; a federal judge recently allowed an NAACP case to continue. Buying property can provide room for industrial expansion, but the attached release means a homeowner is trading both the property and possible legal claims. Reported plans and lawsuit allegations remain contested, and the number of completed purchases has not been independently established.
